Since title to real property can be transferred from an owner in many ways, such as through marriage, divorce, death and etc. Deed is the formal document used to transfer ownership of real property from one person or entity to another. A formal deed must to consist of the date, the names and descriptions of the parties involved in the transfer. Also, deeds may have two subtypes; one is warranty deeds and another one in quitclaim deeds.
