225 W. Hillsdale Ave Inglewood 90303. A sweet rehabbed 3+2 home in North Inglewood. This was a property that my client purchased at auction and then rehabbed it beautifully. I sold it for $495,000. It listed and sold it in 2011. A lot of agents didn't think it would appraise but I got it done because I am the Kung Fu master of getting my properties to appraise. Damn straight!

11520 Barman Ave Culver City 90230. This was a nice Culver City house that I listed and sold in 2010. Some crazy agent had it listed for like 725k before me and of course it didn't sell. Fortunately she reached out to me because I sold her neighbor's home 2 doors away and I got the job done for her. There were 3 bedrooms and 2 baths and it was really clean. I sold this for $575,000.

12019 McCune Ave Mar Vista 90066 - A super cool Spanish duplex. Actually it is 2 houses on one lot. The property is the brown one in the foreground and the white one to the right. This was a great buy for the buyer whom I represented. We got the seller down about 90k due to some repair issues and the buyers did real good. Final sales price was $615,000 down fron 690K! Good job guys. Sold in 2011.

11656 Montana Ave #206 Brentwood 90049. My client totally SCORED! My bud Ricky who is an astute investor & developer stole this probate condo. The executor for some reason did not want to put this in the MLS so my buddy who had the listing asked me if I had an investor to buy this fixer upper. Of course I had a bunch & Ricky stepped up and got it for the unbelievable price of $267,000! Now the placed was trashed but so what. It will be worth easily 425K when rehab's done. Well done! Sold…

4241 Jackson Ave Culver City 90232. Sweeet huge non-rent controlled Duplex. I repped the buyer on this one and they loved it! A large 3br 2 bath owner's unit plus a 2br rental unit plus it had a huge garage. I sold it for $1,320,000. A real sweet neighborhood.

2417 Walgrove Ave Venice 90291. This was a true classic Venice Craftsman from the 30's. A diamond in the rough as they say. Hardwoods, guest house and lots of period details. I actually sold this twice, once when they bought it and then when they split and I sold it again. One of the those sad stories that we experience when you are shlepping real estate in the big city. Luckily they did make a profit. Sold it for $600,000.

1120 Victoria Ave Venice 90291. This was a classic Venice home in east Venice near Lincoln and Penmar. It sold for $545,000.

3958 Wade St Mar Vista 90066. I sold this to my good client and friend Roberto in 2010. This was a great deal as it was the least expensive home in this cute Mar Vista neighborhood. I sold it for $455,000 and I do not think you'll ever find a house that low in this area again. Good job Roberto!
